Detailed investment information is not published on this website. It is provided only to people who qualify as wholesale or eligible investors under the Financial Markets Conduct Act 2013, and only through a separate process.

Where you tell us you meet that threshold, you are responsible for the accuracy of that statement. We may ask for supporting confirmation, and we may decline or withdraw access at our discretion.

Some information on this site describes intentions, projections or expectations about future events: the development pipeline, project timelines, or the market for lifestyle retirement villages. These are based on assumptions that may prove incorrect. They are not guarantees.

Retirement village development is a long-term undertaking, typically 10 to 15 years. Returns are not generated in the early years. Past performance on completed projects is not a reliable indicator of future performance.

We take care to ensure information on this site is accurate at the date it is published. Project details, stages and figures change, and some information is drawn from historical project records. We do not warrant that everything on the site is current or complete, and we are not obliged to update it.

Where a specific figure matters to a decision you are making, ask us and we will confirm the current position in writing.

This site describes villages HPA has developed. It is not a website for any of those villages, and for several of them HPA is no longer involved in how they are run.

Where a village is operated by another company, that company is responsible for it: for the homes offered, the terms of occupation, the fees, the services and everything about living there. Nothing on this site should be read as HPA speaking for them, or as a representation about a village HPA does not operate.

This site links to third-party websites, including the websites of villages and of the companies that operate them. We provide those links because they are the right place to ask about living in a village. We do not control those sites, do not endorse their content, and are not responsible for them or for anything you agree to on them.

All content on this site, including text, photography, video, the HPA name, logo and brand elements, and the design of the site itself, is owned by HPA Group Limited or its licensors and is protected by copyright and trade mark law.

You may view and print pages for your own personal use. You may not otherwise reproduce, adapt, distribute or commercially exploit any part of the site without our written consent.

We aim to keep this site available and working, but we do not warrant uninterrupted or error-free access. We may change, suspend or withdraw any part of it without notice.
